Sunrise BeachFront Villa is located on the first line of the Thessaloniki Bay shoreline in the villa area of Nea Kalikratia, just a 10-minute walk from the town centre. A sunny, clean and peaceful place perfect for a truly relaxing holiday.
The beach and sea are just 10 metres from the villa’s front door, and the popular Sahara Beach is only a 4-minute walk away.
Sunrise BeachFront Villa is a favourite among families with children and close groups of friends. Thessaloniki is only 40 km away, and Sofia is approximately a 4-hour drive.
The villa has a large private garden with lush greenery, pomegranate trees and an outdoor seating area with table and chairs — perfect for cool evenings under the stars. From the terrace you can watch the stunning sunset over Thessaloniki Bay or simply enjoy the sound of the waves. To reach the beach, all you need to do is cross the small lane in front of the villa.
The villa comprises two twin studios, each consisting of a bedroom, a living room with soft furnishings (sofa bed), a kitchen with dining area, TV and air conditioning. One studio features a fireplace for cooler autumn evenings, while the other has an additional bedroom with its own bathroom and a 130×200 cm bed. Each kitchen is fully equipped. In the garden there is a wooden pergola with a table for 8–10 people and a charcoal BBQ. Sun loungers with parasols are available in the garden for complete relaxation.

BOOKING CONDITIONS AND PAYMENT DEADLINES:
- Reservations are confirmed upon payment of a 50% advance of the total reservation value within 2 calendar days of booking confirmation (please send your payment confirmation to booking@bookvilla.eu). If payment is not received, the reservation is automatically cancelled.
- The remaining 50% is due no later than 21 calendar days before the check-in date. Please send proof of payment to booking@bookvilla.eu. Failure to pay will result in automatic cancellation and forfeiture of the 50% advance.
CANCELLATION POLICY:
- A confirmed reservation may be cancelled free of charge up to 21 calendar days before check-in.
- If the advance payment is not received within 2 calendar days of booking confirmation, the reservation is automatically cancelled.
- Cancellation less than 21 calendar days before check-in will result in a penalty equal to the full amount due.
- Reservations made at the Non-refundable rate (paid immediately) with a 10% discount are subject to a full penalty equal to the total amount paid.
- In case of no-show on the check-in date, the reservation will not be held and the full amount due will be retained.
- No refunds will be issued for early departure or reduction of stay for any or all guests.
PAYMENT METHODS:
- Bank transfer to the company’s bank account. The payment date is considered to be the date on which the amount is credited to the company’s account, or the date on the payment confirmation sent to booking@bookvilla.eu. All bank transfer charges are at the client’s expense. Refunds, where applicable, will be processed within 14 days of cancellation to a bank account provided by the client.
- Credit or debit card via the virtual terminal on the website or via payment link.
- Card payments will be refunded via a reversal to the original card within 14 days.
- All invoices are issued in EUR and BGN at the BNB exchange rate.
