Villa Stavros is designed and equipped for year-round use and is located at the beginning of the second peninsula of Halkidiki in Greece – Sithonia. The house is situated in the resort town of Nikiti, in its old part, known for its stone houses and the Ethnographic Museum, where visitors can explore Macedonian history and mythology.

The coastline and the inland areas of the region offer numerous tourist routes, including a direct path to the ruins of St. Sopronius – an early Christian basilica with marble columns and a mosaic floor.

Tourists in the area enjoy seaside restaurants with stunning views, bars and nightclubs, as well as excursions to the Toroneos Gulf – a popular destination for sailing and diving.

The distance from Sofia to Nikiti is approximately 380–400 km, and the driving time is around 5–6 hours, depending on traffic and the chosen route.

Route: The most commonly used route is via Kulata and Promachonas, followed by the highway to Thessaloniki and the first peninsula. At Nea Moudania, turn towards Nikiti. Along this route, there are three toll stations with a total fee of 4.10 EUR for a car.

Villa Stavros is a spacious two-story stone house in a charming vintage style, with a maximum capacity to accommodate 8 guests – ideal for family vacations, gatherings with friends, or relaxing weekends. The villa is located just 50 to 100 meters from the center of Old Nikiti in a very quiet and peaceful area.

In front of the villa, there is a fresh fish shop, and along the lower street, guests will find a restaurant with a bar, gallery, taverns, a traditional grocery store, a pastry shop, a hardware store, and various small shops. About 100 meters above the villa, there is a supermarket, and opposite it, a children’s playground.

On the first floor of Villa Stavros, there is a ground-floor one-bedroom apartment, featuring a cozy living room with soft furniture, a TV, and a fireplace, a dining area with a table for 6 people, and a fully equipped modern kitchen with air conditioning. The kitchen includes dishes, stove, oven, fridge with freezer, extractor hood, espresso machine, electric kettle, microwave, frappe machine, and fresh juice machine.

The apartment has a luxurious bathroom with a toilet, stocked with toiletries. The bedroom is comfortable, with air conditioning, a large bed, dressing tables, wardrobe, and a makeup area with mirror, hairdryer, and iron. The apartment opens onto a fenced terrace on the main street, featuring a year-round jacuzzi (38–40°C) with a canopy, a relaxation corner, and a barbecue area. One car can be parked in front of the terrace.

Access to the second one-bedroom apartment with a balcony is through the villa’s backyard. It features a wooden dining table for 8 people, a kitchen area with a sink, a fridge with freezer, a water cooler, a washing machine, and a barbecue. The apartment also offers a cozy living room with air conditioning, modern sofas, a TV, and a fireplace, a dining area with a table for 5 people, a bar counter with high stools, and a fully equipped modern kitchen. The kitchen includes cookware, stove, oven, fridge with freezer, extractor hood, espresso machine, electric kettle, microwave, frappe machine, and juice machine.

The bathroom is luxurious and stocked with amenities. The bedroom is comfortable with air conditioning and features a large bed, dressing tables, wardrobe, closet, TV, a makeup area with mirror, iron, and hairdryer.

The villa provides one parking space in the yard, and street parking in front of the house is also possible.

The villa also offers free baby facilities, including a crib, high chair, laundry bucket, basins, and a vacuum cleaner.
