Seaside Pool Villas are located in one of the most beautiful villa areas of Nea Kalikratia – Mykoniatika, above the beach of the same name. Thessaloniki is only 40 km away, and Sofia is just a 4-hour drive. The bay where the villas are situated is large and wide, with a beautiful sandy beach and calm, clear water with a gradual depth – ideal for young children. The area is known for its lovely villas, relaxed holiday atmosphere, and good, uncrowded beach bars.
The beach is just 150 metres from the villas, with both a free zone and a paid area with sun loungers and umbrellas.
The distance from Sofia to Mykoniatika is approximately 4 hours by car.
Seaside Pool Villas are the perfect retreat for those seeking fresh air and greenery, sunbathing by the pool or relaxed evenings at the barbecue. The villas are air-conditioned and furnished with care and attention to the comfort of our guests. Each villa is a two-storey house with an internal staircase.
On the ground floor there is a large living room with soft furnishings and a TV. The kitchen is fully and modernly equipped with everything needed: espresso machine, kettle, frappé maker, juicer, toaster, mixer, large fridge and washing machine. Next to it is a dining area for 5 people. There is also a bedroom with a wardrobe and bedside tables, and a modern bathroom with toilet. From the living room you step directly out to the private pool with sun loungers.
On the upper floor is the second bedroom with a balcony and outdoor garden furniture, offering stunning sea views, plus another bathroom with toilet.

BOOKING CONDITIONS AND PAYMENT DEADLINES:
- Reservations are confirmed upon payment of a 50% advance of the total reservation value within 2 calendar days of booking confirmation (please send your payment confirmation to booking@bookvilla.eu). If payment is not received, the reservation is automatically cancelled.
- The remaining 50% is due no later than 21 calendar days before the check-in date. Please send proof of payment to booking@bookvilla.eu. Failure to pay will result in automatic cancellation and forfeiture of the 50% advance.
CANCELLATION POLICY:
- A confirmed reservation may be cancelled free of charge up to 21 calendar days before check-in.
- If the advance payment is not received within 2 calendar days of booking confirmation, the reservation is automatically cancelled.
- Cancellation less than 21 calendar days before check-in will result in a penalty equal to the full amount due.
- Reservations made at the Non-refundable rate (paid immediately) with a 10% discount are subject to a full penalty equal to the total amount paid.
- In case of no-show on the check-in date, the reservation will not be held and the full amount due will be retained.
- No refunds will be issued for early departure or reduction of stay for any or all guests.
PAYMENT METHODS:
- Bank transfer to the company’s bank account. The payment date is considered to be the date on which the amount is credited to the company’s account, or the date on the payment confirmation sent to booking@bookvilla.eu. All bank transfer charges are at the client’s expense. Refunds, where applicable, will be processed within 14 days of cancellation to a bank account provided by the client.
- Credit or debit card via the virtual terminal on the website or via payment link.
- Card payments will be refunded via a reversal to the original card within 14 days.
- All invoices are issued in EUR and BGN at the BNB exchange rate.
